One North

Stearns was involved in the construction of the twin buildings that make up this nearly 80,000 sq. ft. office/retail development known as One North. Located on North Williams Avenue in Portland, this energy-efficient complex offers much-needed creative office space to accommodate the growing residential area. In addition to bringing more job opportunities to the area, the development features a 14,200 sq. ft. courtyard that will be open to the public - an important feature for a neighborhood lacking in green space.

Stearns furnished and installed the structural steel, metal floor and roof deck, stairs, and railings for this 4-story office building in Berkeley. The unique lateral system in this high seismic region consisted of buckling restrained braces in combination with special concentric steel brace frames. To transfer forces to the foundation, brace frame columns where connected to anchorages with 7" diameter pins, creating both erection stability and construction tolerance challenges. A coordinated and collaborative effort on the part of all team members in properly placing the anchor bolts, checking and maintaining tight fabrication tolerances, and pre-assembling components prior to shipping, resulted in safe and flawless erection. This project also featured a precast skin system supported by connections successfully integrated into the structural frame.

A 160,000 square-foot, 7-story office building designed to house City of Portland Development Offices was constructed above an occupied, below-grade office area. The interface between new and existing columns was accomplished with “dog-leg” connections between the second and third floors.

Cascade Station Headquarters

A 97,200 sq.ft., 4-story, steel-framed office building within a 120-acre development and infrastructure improvement site located at the “gateway” to the Portland International Airport. Cascade Station features an open floor plan with large windows for optimal natural light. Aesthetically pleasing and functional, sunshades were widely utilized on the exterior to decrease the amount of heat transferred inside the building. Seeking LEED Gold Certification for its environmental and energy efficient design, Cascade Station is emerging as one of the premier Class A commercial office structures in the City of Portland.

The facility was built-to-suit for ITT Technical Institute. The high tech training facility includes classrooms, computer labs, offices, and administrative spaces, as well as in internet café. Cascadia Bullitt Center

This 6-story, 50,000 sq. ft. building, is a true collaborative effort of the Bullitt Foundation, The University of Washington College of Built Environments, Cascadia, and leading Northwest contractors, engineers, and architects. Proposed to be the “greenest” commercial building in the country, Cascadia Center not only achieved LEED Platinum certification and the 2030 Challenge, but is aiming to meet the stringent 20 imperatives of the “Living Building Challenge,” a new benchmark for environmental sustainability. Stearns successfully faced the unique challenges of this kind of building while providing the entirety of the project’s steel, including the steel connectors for the glulam beams of this largely wooden structure, the framing for a feature stair, and the intricate steel for the large roof-top solar panel that is a main component of this project.

Center 21

A Leed Gold Certified, 9-story, 222,000 square-foot, Class-A office building for Brandywine Realty Trust. The new office tower with below-grade parking, originally known as 2100 Franklin, is positioned adjacent to the 2101 Webster building. The buildings are joined by an enclosed, full-height, elegant sky-lit atrium encased with architectural floor-to-ceiling glass and steel. The combined buildings are integrated to form a new 675,000 square-foot complex known as Center Twenty-One; considered one of Oakland’s largest, premier commercial office complexes and the newest downtown office structure since 2002. This unique architecture incorporates natural light, efficient heating and cooling systems, and 100% recyclable steel construction materials.

At the recommendation of KPFF Consulting Engineers and Charles Pankow Builders, Stearns was brought on board early to provide expert structural steel system and budget solutions, to facilitate the tight coordination of structural design, and administer an aggressive steel construction schedule. In order to achieve these requirements, Stearns predetermined the most appropriate structural steel system and ornamental elements. Their in-house detailing staff took action to develop shop and erection drawings and order materials prior to design completion. Once the design was complete, Stearns managed the fabrication process and delivery sequence to ensure materials arrived at time of installation to maintain the solid critical path agenda. Stearns’ early involvement and proactive approach resulted in immediate commencement from the construction team.

CNF Transportation

Stearns incorporated castellated SmartBeam into CNF Transportation’s new corporate office, which was the first application of this product in the City of Portland. This proved to be the most economical structural system – its openings are utilized to return air for the raised-floor mechanical system.

Eastlake Office Building

An original concrete design threatened the budget, schedule, and completion of this 3-level, 50,000 square-foot office building with ground-floor retail. Stearns was approached to provide steel framing alternatives and address the low building height requirements to help bring the project back into budget and move forward to completion. Converting the project to a SmartBeam steel strategy, Stearns designed the double mid-span opening within the beams, which were used as a pass-through for the mechanical loop ducting system, thereby achieving the low floor-to-floor height specifications. Stearns’ structural steel option resulted in an economical system that brought the project to completion on time and within budget.

Glenhaven HQ

Glenhaven is a 220,750 square foot super-structure headquarters for Banfield Pet Hospital.  KPFF Consulting Engineers recommended Stearns for the project because of their expertise in meeting tight schedules, rapid procurement capabilities, and their time and cost saving value-engineering solutions.

Stearns, subcontracted to Brockamp & Jaeger, furnished and installed the structural steel frame, metal deck, and miscellaneous steel. The structure contains an elevated first level over a daylight parking garage, a second floor, and a roof framed with wide-flange beams and open-web joists.  The design incorporates exposed steel brace frames for both lateral resistance and architectural appeal, and exposed open-web joists within the skylight areas throughout the interior.

Stearns’ in-house detailing staff utilized their advanced software technology to provide accurate and complete shop drawings for the structural framing.  Stearns was also responsible for coordination of fabrication and installation of the unique customized hand-rails throughout the building. 

Recognizing Stearns’ contributions to the project, Russ Tuttle, Project Manager of Brockamp & Jaeger stated,

“I have never worked with a better team of professionals in the steel industry than what I experienced with Stearns on the Banfield Corporate Headquarters project.  Stearns worked diligently in resolving potential design issues during the shop drawing stages to minimize fabrication issues. This resulted in reducing field corrections and impacting erection of the steel structure. Stearns was very methodical in their planning and sequencing of tasks to be performed, which made our job easier to coordinate our self-performed and sequence work with other vendors and subcontractors. Designed by architect Lang Bates, of Architects Barrentine Bates Lee, this state-of-the-art facility features numerous unique elements.  The structure is 500 feet in length, with a lot the size of four city blocks.  Passersby are greeted by a beautifully landscaped Westminster-style dog park.  Adjacent to the park is a dog-wash facility and a custom-designed covered walk-way to 82nd Avenue, which were framed by Stearns. 

“Stearns was a pleasure to work with from beginning to end.  Working in true partnership with the design team and the general contractor, Stearns helped design and construct an efficient, economical and well coordinated structural steel frame building,” stated Bates.

The Stearns’ team worked closely with the owner, architect, engineer, general contractor, and subcontractors to successfully complete the structures on time and within budget.

Replacing the 40-year-old main branch, this two-story, nearly 50,000 sq. ft. building, is home to ten drive-thru lanes with two ATMS, a call center, a large training facility, and six teller dialogue stations. Stearns was brought on board early by Momentum to provide structural design and to furnish and install the entire structural steel package. Stearns’ innovative design strategies brought many sustainable features to this state-of-the-art facility. The mechanical coordination with open-web structural members allowed ceiling heights to be increased to maximize volumes and create aesthetically pleasing work and gathering areas. Kruse Woods III

Stearns designed, detailed, furnished, and erected a complete structural steel system for this 137,700 square foot, 4-level office building, atop a 2-level, below-grade parking garage. Stearns utilized hot-rolled shapes for columns and girders, castellated SmartBeam for the framing system, and a brace frame design for lateral force resistance. Stearns optimized framing weight, member sizes, connections, and deck types to meet owner and code requirements. The end result: an attractive, contemporary, steel-framed office building design that was constructed on time and provided significant cost-saving advantages.

River Park Plaza

Stearns was approached by Howard S. Wright to furnish and install the structural steel package for this 88,000 sq.ft. office building. The super-structure consists of 2 levels of parking and 3 levels of office space. Stearns prepared cost-effective framing plans based on the structure’s geometry and loading criteria. Stearns determined correct member sizing, spacing and depths, and minimized vibration. In collaboration with the engineer-of-record, Stearns assisted with design development and construction documents. A challenge during construction was positioning the crane within the footprint of the building in order to erect the steel. Howard S. Wright accomplished this through strategically placing shoring under the elevated parking slab to support the crane, allowing erection to be accomplished in one continuous operation.

This operations center is part of State Farm's Salem consolidation efforts to combine multiple offices into one location.  With agents and staff under one roof, the building can hold up to 170 employees and consists of office space and a call center.

Stearns provided design-build services for this state-of-the-art, 40,350 sq.ft. office building. Working in close collaboration with the Engineer-of-Record, Stearns implemented design solutions for the steel frame and exterior skin support systems. The structure is framed with wide-flange columns and long-span open-web floor and roof joists and girders, offering an open floor plan. Two identical steel-framed structures joined together to form a uniquely designed 238,000 sq.ft. office campus. The identical structures contain four floor levels framed in structural steel with a concrete cover over a composite deck and roof. The design incorporates steel brace frames as the structure’s lateral resistance. The Terry Thomas

A four-story, Class-A office building with two levels of below grade parking for First Western Development Services, known as The Terry Thomas Office Building. Designed by Weber + Thompson, this 70,000 square foot structure received LEED Gold Certification “Green Building” recognition for its energy-efficient design. It is Seattle’s first office building constructed without air conditioning in nearly 50 years, resulting in an energy savings of approximately 30 percent. Exterior sunshades located on the East and West sides of the office windows reduce sun penetration, and a heat-reflective coating was used on the roof to keep offices cooler during the summer months. Exposed SmartBeam® castellated steel beams were chosen for the structure not only for their aesthetic appeal but to promote cross-ventilation within the courtyard area and throughout the building complex. Custom four-story green screens within the atrium facilitate vegetation growth. This unique architecture incorporates natural light, efficient heating systems, and 100 percent recyclable steel construction materials.

Stearns was brought on board early at the recommendation of Rafn Company to assist DCI Engineers with steel framing and connection solutions, stair systems design, and specialty architectural features of the exterior sunshades and green screens. 

The structure consists of steel columns and wide flange beams within the parking garage levels and hexagonal-shaped castellated beams that frame the remaining four levels.

Stearns’ in-house detailing staff proactively provided detailed connection configuration and framing optimization while progressing with component selection, procurement, and fabrication. Stearns worked in close collaboration with Rafn Company to manage the delivery sequence and steel erection process.

This state-of-the-art office condominium features 14 suites ranging from 1,158 - 6,368 square feet and a rooftop deck for employee breaks. Stearns assisted the Engineer-of-Record with design of the structural system and fabrication documentation. Through early involvement in the design, Stearns further assisted with providing an optimum system based on cost, material availability, performance criteria, and schedule. This in turn allowed Stearns to complete shop drawings and commence early fabrication and steel installation, contributing cost savings and early occupancy advantages.

Wilsonville Town Center

Wilsonville Town Center received 2009 Top Project Award by DJC Magazine. Stearns assisted the Engineer-of-Record with the design of the structural steel framing and connections for this 3 level, 44,000 sq.ft. structure. At the recommendation of R&H Construction, Stearns procured materials and architectural steel elements and managed the schedule to deliver this fast-track project on time and within budget.

Ziba HQ

An award winning, LEED Gold Certified project for its energy efficient design and sustainable materials. Located in the trendy Pearl District of Portland, this 76,000 sq.ft., 3-story building includes a 200-seat auditorium with room for additional retail and office tenants. Stearns was brought on board to recommend and manage the entire structural steel package, including design assistance, fabrication, and erection, and to perform an aggressive steel construction schedule. The highly architectural nature of this building required Stearns’ creative structural solutions, which brought the project to completion on time and within budget.
